Ahuja Builders 2 amenities are just for show, honestly. I'm in real estate, buying for myself in Sohna, and I see through marketing. Are the clubhouse and gym actually usable? Is it genuinely good for daily living, or just looks good on paper? What's the real community vibe? Change my mind.

The current market conditions in Gurugram are already so volatile. With so many new projects launching, builders need to offer more than just fancy pictures. If Ahuja 2's amenities are truly just for show, then its resale value will definitely suffer. We need real value for money, not just aesthetics.
My friend actually bought a 3BHK there for ₹3.5 Cr. He says the clubhouse is mostly empty, and the gym equipment is okay, but not premium. He feels the community vibe is also a bit lacking because many flats are still vacant or rented out to bachelors. Not what you expect for a family-oriented project in Sohna.
Yaar, but at least the project is completed, right? That's a big relief considering how many projects are stuck. Maybe with time, the community will grow? Though ₹3.5 Cr is a lot to pay for 'maybe later'.
That's exactly what I feared. It's tough to build a good community when there's a mix of actual residents and temporary tenants. Plus, the location near Badshahpur is still developing, so external factors also play a role.
Has anyone checked the RERA status for Ahuja Builders 2? And what about the possession date? Is it actually 2023-05-01 as promised?
Bhai, RERA not applicable means they probably started construction before the RERA act came into full force, ya phir they found some loophole. But it definitely adds to the buyer's anxiety. I'd be extra cautious with the paperwork.

RERA number is 'Not Applicable' for this one, which is a bit concerning, right? As for possession, yes, it was technically given on 2023-05-01, but many flats were still awaiting finishing touches. My neighbour had a huge issue with water leakage post-possession.
Totally agree with you, bhai! Builders in Sohna promise the moon but deliver a kothri. I visited Ahuja 2 last month, and the gym looked spick and span, but no one was using it. Felt very artificial. The prices are also quite high for a 'completed' project. ₹2.3 Cr – ₹5.8 Cr is a big range, but even the lower end feels steep for what you get.
Haan yaar, I've seen this trend. Developers spend so much on show flats and a few amenities to attract buyers, but the actual day-to-day utility is zero. My cousin bought in a project near Airport Road (Gurgaon side) and the pool is always dirty.
Exactly! Yeh amenities sirf brochure mein acchi lagti hain. Real life mein maintenance kaun karega aur kitna chalega, pata nahi.
