Did some research on Ahuja Builders 2 in Sohna, the completed project. I'm based in Dubai, so can't do a site inspection myself, relying heavily on community insights. Considering it for investment, but need to understand the ground reality. Kya is project mein accha capital appreciation hua hai since launch? Aur actual rental yield kitna mil raha hai yahan? Worried about managing rentals remotely too, like finding a good property manager. Resale market kaisa hai for a completed project like this? Agar 5-7 saal mein exit karna ho, toh liquidity kitni hai? Any thoughts on Ahuja Builders' overall delivery track record for other projects? Really need some honest opinions before I make a move.

Ahuja Builders ka track record mixed hai, yaar. Mere ek friend ne unke ek project mein book kiya tha Baliawas ke paas, possession mein 2 saal delay kar diya. Bahut tension hui thi. Although Ahuja 2 is completed now, their overall delivery history makes me nervous about any future projects from them. Remote management toh aur bhi headache hoga, especially if you have to follow up constantly with the builder for small issues even after possession. Make sure legal due diligence is super strong.
U4, Ahuja Builders 2 ka RERA number is indeed 'Rera Not Applicable' because it was completed before RERA really kicked in for all projects. This is a common thing for older completed projects. But it means you don't have RERA's protection for any post-possession issues, which

U3, which Baliawas project are you talking about? Aur uska RERA status kya tha? Ahuja 2 ka toh 'Rera Not Applicable' dikha raha hai, which makes me a bit uneasy.
Totally agree with U1. Sohna mein itna paisa daalna riski lag raha hai. I'm also a first-time buyer and the prices for Ahuja 2 seem steep for the location.
Dubai se invest karna Sohna mein? Bhai, liquidity ka issue toh definitely hai. It's a developing area, not a prime Gurugram spot yet. Capital appreciation depends on how patient you are, 5-7 saal mein exit karna mushkil ho sakta hai agar market slow hua. Price range ₹2.3 Cr – ₹5.8 Cr is quite high for Sohna, don't you think?
