₹94.50 lakh entry point for AIG Aigin Royal (ready-to-move) is on my radar. From my experience, ready projects often lack appreciation upside post-possession. What's the actual rental yield people are getting here? Not just advertised. Is the resale market active for these units? I've seen some projects become ghost societies after initial investor exit. What's the exit strategy looking like in 5 years? Who's buying, end-users or other investors? Community ka kya opinion hai?

My budget is also around 90-95L, so this project caught my eye. But after reading all these comments, I'm getting more nervous. Is there any project in this range that offers decent rental yield AND good resale value? Noida market mein
Dekho, AIG ka track record mixed hai. Ready-to-move projects usually have a premium built-in, so appreciation upside becomes limited. My friend bought in a similar project near Alistonia Estate, thought he'd get good rentals, but now it's standing empty for months. Resale mein bhi struggle kar raha hai. For 94.5L, you might find better options with some waiting period but higher appreciation potential. Don't just look at the 'ready' factor.
Mujhe toh location acchi lagi for AIG Aigin Royal. Ready-to-move is a big plus for me, no waiting period. But haan, resale ka darr toh hai. Any current residents here who can confirm the actual rental income? And are people actually moving in, ya sirf investors ne block kar rakha hai?
2.5-3%? That's really low for a 94.5L investment. So, what's the minimum rent one can expect for a 2BHK there?
Exactly my thoughts! I almost booked a unit in another project in Ajayabpur last year, but then heard about delays and poor amenities. AIG Aigin Royal ki location definitely looks good, connectivity wise. But for rental yield, I've heard from a broker ki 2.5-3% se zyada expect mat karo for these kind of projects, especially with so much supply in the market. End-users are slowly moving in, but investor units are still many.
Bhai, 94.50L for a ready project in this market? Thoda high lag raha hai. I heard their construction quality in some other projects wasn't great. RERA number UPRERAPRJ17394 toh hai but that doesn't guarantee everything. Kya lagta hai, is it worth it?
Possession date Dec 2023 hai. So technically, it's just delivered. Market abhi slow hai, so maybe that's why it feels high.
Yaar, worth toh tab pata chalega jab resale value mile. I checked similar properties near Alpha I Greater Noida, prices are comparable but liquidity is an issue there too. Ready projects ka yahi scene hai, entry point high, exit tough.
