AIG Aigin Royal in Noida — I'm eyeing this ready-to-move project for investment from Dubai. Hard to visit, so need ground truth. How's their RERA compliance and the builder's delivery track record? Is the current price per sqft fair, or overvalued? Concerned about the investor-to-end-user ratio. Any thoughts on ghost society risk?

Bhai, AIG ka track record Noida mein utna accha nahi hai, especially for ready-to-move projects. Sometimes they just finish the basic structure and then drag on amenities for ages. RERA registration toh hai (UPRERAPRJ17394), but compliance *after* registration is the main game. Investor-to-end-user ratio can be a real problem with these kinds of builders.
