Aiims Apartment mein actual living experience kaisa hai? Kids ke liye amenities, jaise play area, pool, kitne useful hain? 3BHK ka carpet area family ke liye theek hai kya?

Dekho, Aiims Apartment completed hai, toh at least ready-to-move hai which is a big plus. But amenities ka use dependent hota hai society ke management par. Agar RWA strong hai toh maintain ho jaati hain. ₹1.2 Cr mein 3BHK, with some basic amenities, is still a decent deal for a first-time buyer if the location works for them. Just need to do proper due diligence on the RWA and actual usage.
I visited a similar project in Alpha I Greater Noida a few years back, and they had a grand clubhouse and Olympic-size pool in their marketing. But when I went, the pool was mostly empty, and the clubhouse was rarely used. Most residents prefer to use their own society's smaller facilities or just stay home. Aiims Apartment ka bhi kuch aisa hi haal lag raha hai. Kabhi kabhi toh lagta hai yeh amenities sirf resale value badhane ke liye hote hain, actual usage ke liye nahi.
While I agree amenities can be for show, I've seen some projects in Alistonia Estate where they are genuinely good and well-maintained, but obviously, their price point is much higher than ₹1.2 Cr. For this budget, one has to be realistic. Maybe some basic amenities are fine, but expecting world-class maintenance for everything might be a stretch.
U4, that's a very valid point. Aiims Apartment ka builder ka track record kaisa hai? Kya pehle bhi unhone aise 'show-off' projects deliver kiye hain?
Totally agree U4! Builders show big, but maintenance is the real issue. Noida ke current market conditions mein, agar amenities useable nahi hain, toh resale value par bhi impact aata hai. Log ab smart ho gaye hain, they check actual ground reality.
Post mein 3BHK ke carpet area ki baat ho rahi hai. Kya woh ek family ke liye comfortable hai? Aur maintenance charges kitne hain wahan?
₹3-5 per sq ft?! That's a lot! Budget mein toh yeh extra cost bhi add karna padega. Hidden costs bahut tension dete hain.
U8 is right about the carpet area. But maintenance can be a killer! My brother bought a 3BHK in Ajayabpur, and they started with ₹3.5/sqft, but within a year, it shot up to ₹5/sqft. Builders initially quote less to attract buyers. Always factor in a buffer for maintenance, especially with so many amenities promised.
U3, generally 3BHK ka carpet area around 1000-1200 sq ft hota hai. Aiims Apartment mein bhi shayad isi range mein hoga. Agar 4 logon ki family hai toh it's manageable. Maintenance charges usually ₹3-5 per sq ft hote hain, toh us hisaab se calculate kar lo.
Mujhe toh Aiims Apartment ki location kaafi achhi lagi thi. Paas mein schools aur hospitals hain. Kids ke liye toh play area aur pool kaafi important hote hain, agar well-maintained ho toh. Maine suna hai ki construction quality bhi theek hai. Kisi ne actual mein possession liya hai kya wahan?
Yaar, Aiims Apartment ka price ₹1.2 Cr sunkar toh lagta hai sab high-end hoga, but amenities ka sach mein kya scene hai? Maine suna hai ki kayi projects mein brochure mein toh sab kuch dikhate hain par baad mein maintenance itna high hota hai aur facilities under-utilized rehti hain. Kids play area aur pool ka kya fayda agar woh theek se maintain hi na ho ya phir itna rush ho ki use hi na kar paayein? Budget mein yeh sab bhi dekhna padta hai.
Hmm, I actually visited Aiims Apartment last month. Play area aur pool toh decent lage. But haan, U1, aapka point valid hai ki long-term maintenance ka kya? Woh toh time hi batayega. ₹1.2 Cr mein itni amenities mil rahi hain toh thoda doubt toh hota hai.
Bilkul sahi keh rahe ho U1! Mere ek dost ne Noida mein ek project mein flat liya tha, naam nahi lunga, but same story. Pool toh ban gaya par kabhi saaf hi nahi rehta tha. Aur play area mein bhi equipment toot-phoot gaye the. Builders bas show-off ke liye banate hain, baad mein residents ki problem.
