Airport hype cannot justify Greater Noida flat price jumps
Sector 150 keeps coming up for Jewar airport connectivity. I started searching for a ready 3BHK around ₹1.35Cr, but I'm based in Dubai and can't do a site inspection myself. Ground reality mein Aqua line expansion se connectivity improve hogi ya timeline delays are still severe? Authority registry issues ka status kaisa chal raha hai abhi?

Did you finalize any specific society or talk to any broker directly yet? A lot of NRI buyers are stuck in Ajayabpur side land parcels and delayed high rises, so really curious what the ground agents are pitching to Dubai buyers these days. Hope you haven't transferred any booking amount.
Bhai if you really want peace of mind, why not look at already established sectors? My friend told me Alpha II Commercial Belt ke aas paas older developed societies have proper registries done and zero authority hassles. Sector 150 might give capital appreciation on paper, but rental yields are terrible right now because infrastructure is still developing around it. What kind of rental yield are you expecting on this 1.35 Cr flat?
Sahi baat hai, but resale liquidity in older sectors is slow. I am also searching for my first home and budget keeps stretching every weekend, feeling so confused between new hype and old stable flats.
Sector 150 mein maximum 2.5% se 3% yield mil raha hai abhi. If someone is buying for pure rental income, Greater Noida established sectors like Alpha II are giving much better consistent returns without sleepless nights over OC.
Sitting in Dubai you will get trapped by brokers sending cherry picked site videos. I made this mistake almost committing token money from Bangalore without checking sub-registrar records. Ground inspection ke bina mat jump karo, especially with 1.35Cr hard-earned money.
Aqua line expansion Jewar tak banne mein minimum 4-5 saal aur lagenge, ground reality yahi hai. Timeline on paper hamesha 2024-2025 dikhate hain but DPR approvals and funding take forever.
Exactly, so many agents are selling dreams using metro maps that only exist on PowerPoint slides lol. Even the connection between Sector 51 and 52 took ages to sort out. My cousin lives near Alistonia Estate in Greater Noida and he still prefers his own car because public transport connectivity towards Jewar corridor is practically non existent right now.
Bhai 1.35 Cr budget mein Sector 150 mein ready 3BHK milna aaj ke date mein almost impossible lag raha hai. Maine last month hi check kiya tha, resale prices have shot up crazy just because of this Jewar airport news. Without physical visit toh bilkul mat lo, half the societies there are stuck in authority land dues dispute. Registry kab hogi kisi ko nahi pata yahan.
Registry ka issue toh legit scary hai yaar, meri family ne Alpha I Greater Noida mein flat dekha tha just to stay safe from new builder defaults. Sector 150 builders are charging 9000-11000 per sqft now, is that even justified without OC?
