Airport Road Mohali is totally overhyped for investment now

Been looking for 6 months now for a 3BHK upgrade. Honestly, I think Airport Road Mohali is totally overhyped for investment these days. Everyone talks it up, but prices have already peaked, right? Matlab, ROI potential ab utna nahi dikhta. I'm currently in a 2BHK in Sector 34, and the price jump for a decent 3BHK there feels just too much. Is the premium really justified now, ya bas hype hai? Change my mind.
