Totally agree with your concerns, U1. My cousin booked in a similar project near Alpha I Greater Noida a few years back, thinking appreciation will cover everything. Ab tak toh rent bhi mushkil se nikal pa raha hai, aur maintenance charges alag se. Secondary market mein buyer milna bahut mushkil hai, especially for projects with so many investor units. Ghost society ka dar toh real hai.
