Ajnara Ambrosia: My amenity reality check after moving in
Okay I'll be honest, moving into Ajnara Ambrosia Phase 1 last month has been a bit of a reality check. Brochure mein jo amenities dikhaye the, unka actual use bahut kam hai. Gym mein machines purani hain, pool bhi hamesha clean nahi rehta. Matlab, advertise kuch aur karte hain, milta kuch aur hai. And the maintenance charges... nobody told me they'd be this high for amenities that barely work. I'm paying almost ₹4500 monthly, and for what? Society mein security bhi itni tight nahi lagti jitni honi chahiye. Is it just me, or have others in Ajnara Ambrosia or other Greater Noida projects faced this amenity vs. reality gap? Kya kar sakte hain iske liye? RWA se baat karni chahiye ya builder ko push karein?

This market scenario in Greater Noida is tricky. Prices are stable, but quality post-possession is a gamble. I was considering Ajnara Ambrosia too, but after reading this, I'm having second thoughts. Is it possible to get a list of promised amenities from the original RERA filing or sales agreement? That might be your only proof.
U10, I tried that with my builder. They said the brochure was for 'illustrative purposes only.' It's like they know we'll be stuck. Did you check out Alistonia Estate? Heard mixed reviews about amenities there too.
U10, the sales agreement usually lists amenities, but often with disclaimers like 'subject to change' or 'artist's impression.' They protect themselves really well. But yeah, if the gym machines are ancient, that's not 'subject to change,' that's just poor quality.
U10, good point about the RERA filing. Sometimes the detailed project report (DPR) submitted to RERA has more specifics. It's worth digging into that.
U1, you're not alone. I heard Ajnara projects, especially in Greater Noida, have a reputation for cutting corners post-possession. 854 units in Phase 1, that's a lot of people facing the same issues. RWA se baat karna toh banta hai, but builder ko bhi approach karo collectively.
Haan, but RWA bhi kabhi-kabhi builder ke saath mil jaati hai. Happened in my friend's society in Alpha-II Commercial Belt. You need a strong residents' body to push back.
Collectively approach karna hi best hai. Individually sunte nahi hain. And U6 is right, RERA is for compliance, not quality control.
U4, they usually give a vague 'maintenance' clause. For Ajnara Ambrosia Phase 1, the RERA details are UPRERAPRJ5814. It just confirms the project is completed, not the quality of amenities. They rarely commit to specific amenity quality in legal docs, which is the loophole.
Exactly my fear as a first-time buyer. Sab brochure mein dream dikhate hain, but reality hits hard. I'm looking at projects near Ajayabpur, and now I'm thinking I need to inspect everything, not just the sample flat. This is a huge concern.

That's rough, U1. ₹4500 is a lot! Did they show you a detailed breakdown of these charges before you moved in, or was it just a lump sum? And what about the RERA number, UPRERAPRJ5814, does it mention anything about amenity standards?
Yaar, ye toh standard practice ho gaya hai lagta hai. My cousin booked in Alpha I Greater Noida, unka bhi yahi haal hai. Gym mein bas 2-3 treadmills hain, woh bhi out of order rehte hain. Maintenance charges are insane for facilities that don't deliver.
Totally agree with you! Same experience here in a different project. Builders ka yahi scam hai.
