Ajnara City construction quality is a huge resale risk. Upgrading from my 2BHK to a 3BHK, I'm eyeing Ajnara City. Are their premium amenities delivered and maintained, or just for show? Heard about seepage post-possession. Does this hit long-term tenant attraction and maintenance costs? Your experience?

Exactly my fear! I'm also looking to upgrade from a 2BHK to a 3BHK and Ajnara City was on my radar, but these stories are everywhere. Builder ne possession date toh 2018 bola tha, but kitno ko time pe mila? And premium amenities ka kya scene hai, are they actually functional ya sirf brochure pe ache lagte hain?
U1, your concern is valid. My cousin bought a 3BHK there for ₹30 L in 2019. He's been struggling with leakage issues in the master bedroom wall since late 2020. Maintenance charges are high, and when you complain, they just do temporary fixes. Resale value ka toh pata nahi, but tenant milna mushkil ho raha hai because of these issues. Long-term investment ke liye risky lag raha hai.
Same here. Amenities are mostly non-functional or poorly maintained. Gym equipment often broken.
U1, possession toh mil gaya tha 2018 mein, but uske baad ki kahani shuru hoti hai. My friend got his flat in Ajnara City, Alpha II, and within a year, bathroom mein seepage shuru ho gayi. Builder ne bas plaster kar diya, permanent solution nahi diya.
