Did a site visit to Ajnara City last month. I work in real estate but buying for myself is different; you really notice the small stuff. Saw some corners cut, like misaligned kitchen fittings and rough paint finishes in a unit about to get OC. Builders usually polish the show flat, but check actual inventory. Look for visible plumbing lines, window frame gaps. These things become huge headaches after possession, trust me. What else should I be looking for specifically during these pre-possession checks? Any common red flags others have found?

Possession date toh October 2018 hai Ajnara City ki, matlab abhi 5 saal ho gaye. Tab bhi finishing issues? Yeh toh builder ki taraf se pakka negligence hai. Did they even address those issues before giving possession?
Jaise U4 ne bola, 2018 se ab tak, yeh toh late ho gaya. Mere ek relative ne bhi ek project mein flat liya tha jo 2019 mein ready hua tha, not Ajnara but similar budget. Unko bhi possession ke time minor issues mile. Builder ne bola 'theek kar denge', but 2 saal tak koi action nahi liya. Finally, unhone apne paise laga ke bathroom fittings aur paint theek karwaya. So, don't trust their 'theek kar denge' promise without a written commitment and timeline.
Exactly! Five years already. Usually, these snags should have been fixed much earlier, or at least before possession. It's worrying if units are still being handed over with such obvious flaws after so long. Looks like they just don't care about post-possession client satisfaction.

Good thing I backed out. It's not just Ajnara City, it's a common practice. Always check multiple units if possible, and talk to existing residents if you can find any. Especially for projects completed a few years back, like this one (2018 possession), you can find some honest reviews.

Price range toh theek lag raha hai, but yeh hidden costs aur finishing issues baad mein bohot kharcha karwa dete hain. Did you notice any other hidden structural issues apart from the cosmetic ones? Like, was the building structure itself sound?
Bhai, mera friend ne bhi Ajnara City mein liya tha, around ₹28L for a 2BHK. Same issues usko bhi aaye the. Fittings toh standard hi hote hain, but finish mein problem thi.
Totally agree with the original post! Builders ka toh yahi rehta hai. Show flat kuch aur, actual delivery kuch aur. Mujhe toh darr lagta hai ki kya milega jab finally ghar milega. Budget mein bhi rehna hai aur quality bhi chahiye. Bohot mushkil hai yaar.
