Ajnara Enclave gives more bang for the buck
Honestly, this upgrade decision is giving me serious headaches. I'm currently in a 2BHK in Indirapuram, thinking of a 3BHK in Ghaziabad. Already have a home loan, so trying to be smart. Looking at Migsun Mahaluxmi Homz and Ajnara Enclave. Both are completed, which is good. Is Migsun's premium worth it for long-term appreciation? Not sure if Ajnara offers better rental potential or a more active RWA. Any insights on 5-year investment or society management? Thanks.

U10, actual rental yield check karne ke liye, you can look up similar properties on rental portals like 99acres or MagicBricks in the specific societies or nearby areas. Talk to local brokers; they often have a good idea of prevailing rents. Also, for the original poster's dilemma, Ajnara ka 'bang for the buck' might be true but check their RWA's financial statements and past issues. Migsun, being premium and older, might have a more established RWA, but their maintenance could be higher too. It's a trade-off, no easy answer here, but due diligence is key for both.
Investment ke liye 5 saal ka horizon hai toh location bohot matter karta hai. Ghaziabad mein abhi market thoda slow hai as compared to pre-covid boom. Indirapuram se shift kar rahe ho, toh rental yield bhi check karo. Kya Ajnara ya Migsun mein Indirapuram jitna rental income milega? Upar se home loan already hai, toh EMI cover karna mushkil ho sakta hai agar rental yield kam ho.
But how do we check the actual rental yield before buying? Koi specific platform hai kya?
Haan, rental yield is crucial. Mere ek relative ne Afzalpur mein liya tha, rental expectations poori nahi hui. Same problem. Abhay Khand mein toh phir bhi thoda better hai.
Exactly! Builder ka track record aur 'completed' projects mein bhi kitna kaam baaki hai, ye sab dekhna zaroori hai. Ghaziabad mein bahut projects aise hain jo paper pe complete hain but actual facilities missing hain.
Original poster, Migsun Mahaluxmi Homz toh 2015 se completed hai, possession bhi ussi time ka hai. Price range dekho toh ₹75 L se ₹1.2 Cr tak ja raha hai, for 140 units. Definitely premium segment mein hai. Ajnara Enclave ka exact price range kya hai? Kyunki agar value for money dekh rahe ho, toh Ajnara ka price point aur facilities, Migsun ke 2015 ke project se compare karna padega. Sometimes, old 'completed' projects have hidden costs for renovations or upgrades.
U4, you hit the nail on the head! 'Completed' doesn't mean 'perfect'. My brother booked in a 'completed' project near Abhay Khand, aur uske baad itne renovation aur society fund ke charges aaye ki uska budget hil gaya. Always check the society's financial health, not just the builder's reputation. Especially with older projects, maintenance costs can be a killer.
U3, RWA ka issue har society mein hota hai, but Migsun jaisi societies mein thoda better managed hota hai because of the premium tag. Mere dost Ahinsa Khand 1 mein rehte hain, unki society ka RWA bahut active hai, sab online hai. Ajnara ka feedback maine mixed suna hai.
Bhai, I totally get your headache! Indirapuram se upgrade is a big step. For me, Ajnara Enclave sounds like a better deal if budget is a concern. Migsun ka premium sometimes feels more about the brand name than actual value, especially for a first-time upgrade. Rental potential ka toh Ajnara ka location better lagta hai, but I could be wrong.
Sahi baat hai, brand name pe paisa daalne se better hai value for money. But, Migsun ya Ajnara, kiska RWA zyada active aur transparent hai? Maintenance charges bhi toh dekhne padenge long term mein.
Haan yaar, budget ka hi tension hai. Every rupee counts when you already have one loan running.
