Ajnara Grand Heritage: Luxury tag hides high maintenance?
I work in real estate but buying for myself is different, especially in Noida. I'm looking at ABCZ East Platinum and Ajnara Grand Heritage. The price difference is huge. Ajnara is obviously positioned as 'luxury', but is it worth the extra crore? Has anyone living there seen sky-high maintenance charges later? Off the record, I've heard horror stories about promised amenities not materializing. ABCZ is completed but smaller. I know what builders don't tell you about carpet area vs super area games. Is Ajnara really giving you more usable space for that price, or just more marble? Should I just go with the smaller but ready ABCZ? Kya kisi ko pata hai resale value potential for both?

This discussion is so helpful! My biggest fear is resale value. Kya kisi ko pata hai resale value potential for both these projects? With the current market sentiment in Noida, especially around areas like Alpha II, do completed projects like ABCZ hold their value better than under-construction 'luxury' ones? I'm worried about getting stuck if I need to sell in a few years.
Still confused yaar. Noida market is so unpredictable. Kabhi kuch upar, kabhi kuch neeche. Kaash koi crystal ball hota!
U5, that's a crucial question. In the current Noida market, completed projects, especially those with good connectivity like ABCZ (given its price range and completion status), tend to have better immediate resale liquidity. People prefer ready-to-move to avoid construction risks. Ajnara, being positioned as 'luxury', *might* fetch a higher appreciation in the long run *if* all amenities materialize and the area develops well. But that's a bigger gamble. For safety and quicker resale, ABCZ seems more stable right now.
Your dilemma is so real, OP! I faced something similar when looking for a flat in Ajayabpur. The 'luxury' projects always have these hidden costs. Maintenance is just one part; club membership, parking, even power backup charges can be exorbitant later. With ABCZ East Platinum, since it's completed (Possession date: 2017-12-13, Total units: 150), you can physically inspect everything. You can see the actual carpet area, the amenities, the build quality. That transparency is priceless, especially with your budget in mind. Don't fall for flashy brochures and 'future' promises.
While ABCZ being completed is definitely a big advantage, don't dismiss Ajnara entirely without due diligence. Sometimes, newer projects, even with delays, offer modern designs and better amenities *if* they actually get delivered. But yes, for Ajnara, you MUST get everything in writing about maintenance, amenity charges, and delivery timelines. Check their RERA registration status thoroughly. For ABCZ, since it's an older project (2017 possession), check the current condition of common areas and society management. Sometimes older societies struggle with funds for upkeep.
Haan bhai, builders will promise you the world and deliver a shack! Carpet area ka game toh sabse bada scam hai.
U4 is absolutely right! My cousin bought in a project that got delayed by 5 years, and the mental stress was immense. With ABCZ, you know it's a done deal. The fact that it was completed in 2017 and has 150 units means it's a settled community. No RERA number is a non-issue for a project from that era. For a first-time buyer, peace of mind is worth more than a 'luxury' tag.
Ajnara ka track record toh sabko pata hai. Luxury bol ke bas price badha dete hain. Go for ready-to-move any day!
Totally agree with U1! That 'extra crore' for Ajnara is a huge red flag for first-time buyers like us. The post makes a valid point about carpet area vs. super area. Builders play so many games there. ABCZ East Platinum being completed is a massive plus. At least you know what you're getting. No RERA number for ABCZ is because it was completed way back in 2017, so that's not a concern, rather a sign of a finished project.
Bhai, you hit the nail on the head! Ajnara Grand Heritage sounds fancy, but that 'luxury' tag always makes me suspicious. An extra crore for what? Just more marble and a bigger lobby? I've heard too many stories about builders promising the moon and delivering dust. My friend booked in a 'luxury' project near Alpha I Greater Noida, and the maintenance charges are so high, it's like paying another EMI! Plus, the amenities they showed in brochures are still 'under construction' after 3 years. Is Ajnara really different, or just another trap?
