Good discussion everyone. Looks like Ajnara Homes has its pros and cons, just like any other project. What matters is what you prioritize. If you need a ready-to-move, then it's an option. But definitely dig deeper into maintenance charges and builder reputation for after-sales. Don't rush into it just because it's 'completed'. Have you checked out any other options in that price range, U1?
U7 makes a good point about the EMI. With current interest rates and the overall market sentiment in Noida, is it even a good time to upgrade? I'm also looking in Ajayabpur, and prices there seem to be softening. Are the prices in Ajnara Homes negotiable, or are they sticking to the higher end of that ₹52 L – ₹2.1 Cr range?
Actually, I visited Ajnara Homes last month. The society looked pretty good from outside. Kids play area was there, and gym equipment also looked new. My friend lives in a 2BHK there, said maintenance is okay-ish. Community vibe toh depends on neighbours, but overall peaceful laga. Schools and markets are decent nearby, nothing too far. What are your specific concerns, U1?
Pool toh wahan hai hi nahi, I think. And price range ₹52 L – ₹2.1 Cr is a huge jump from a 2BHK in Sector 121. Need to consider that loan EMI increase.
U5, just because it looks new doesn't mean it's well-maintained long term. I've seen many societies where amenities are great for the first year, then they start falling apart. Is the gym actually functional daily, or only when someone from management is around? Aur pool ka kya haal hai?
Ajnara Homes? Bhai, be careful. Completed toh hai but check their track record. My cousin almost booked in their other project near Alpha I Greater Noida and got stuck for years. Price might look tempting for a completed project but sometimes it hides underlying issues. Livability is more than just amenities on paper.
U3, exactly! My friend booked in Ajnara Grand Heritage, not Homes, but same builder. Possession date 2018-12-01 dikha raha hai for Homes, but Grand Heritage walon ko toh late mila tha. RERA number UPRERAPRJ4207 hai, toh at least complaint kar sakte ho agar kuch gadbad ho. But who wants that headache?
Totally agree yaar. Builder ka naam sunte hi darr lagta hai. Pata nahi kab kya ho jaye.
Is Ajnara Homes really as good to live in daily as the brochures make it seem? I'm currently in a 2BHK in Sector 121 and thinking of upgrading to a 3BHK there. The price for a completed project is tempting, but is the actual livability worth the premium? Already have a home loan going, so the jump needs to be justified. What's the community vibe like? Is it friendly or more isolated? Also, how are the amenities holding up – like the gym or kids' play areas? Are they actually useful or just for show? And what about schools and markets nearby? Trying to figure out if it's genuinely a good home or just looks good on paper. Any residents here with real experiences?
