Ajnara Homes, Sector 120. Just moved in. Maintenance charges are so high, but clubhouse is mostly unused. Pool band, gym equipment kharab. Is this normal for new societies? What did you do?

Budget buyers like us are always at risk. ₹52L to ₹2.1 Cr is a huge range, but the problems are same for everyone, whether you buy a small or a big unit. What's the point of paying so much?
This is a common issue with large projects, especially those launched around 2015-2016 when the market was booming. Builders focus on completion but skimp on long-term amenity upkeep to cut costs. Ajnara Homes has 2600 units, so imagine the scale of mismanagement required to keep so many facilities non-functional.
Ajnara Homes is known for this. My brother-in-law bought a 2BHK there for ₹75 lakhs in 2017, got possession on time in 2018, but from day one, issues started. The swimming pool was never fully functional, and the gym equipment was always broken. They promised so much, from the brochure it looked like a dream society! It's sad to see so many first-time buyers stuck with such problems after investing their life savings.
U9, RERA is for structural defects or possession delays mainly. Amenity upkeep usually falls under the RWA's purview once formed, but getting the builder to transfer funds and fix initial defects is a huge fight. For Ajnara Homes, since possession was 2018, the RWA should be active now. They need to push for repairs and better contracts with service providers. Market mein abhi bhi aise projects dikhte hain Noida mein jahan amenities sirf paper pe hoti hain. It's a never-ending battle for residents.
U8, that's a smart move! What about the RERA number UPRERAPRJ4207? Did anyone try to use that route for these amenity issues? Builder ko pakadna chahiye for false promises, it's not fair to us.
U3, exactly! ₹75 lakhs is a big amount for such issues. I almost booked a flat in Ajnara Homes back in 2016, but then a friend who was in the construction industry warned me about their track record, especially with amenities post-possession. Ended up booking in a smaller society near Alpha I Greater Noida instead, which thankfully has better management and a functional clubhouse. Sometimes smaller is better.

Totally relate! Ajnara Homes Sector 120 ki baat sunke laga meri hi kahani hai. Humne bhi ek naye project mein liya tha, same to same high maintenance, amenities ke naam pe zero. Builder bas brochures mein dikhate hain. Really frustrates me as a first-time buyer.
Sahi baat hai, bhai. Humara bhi same experience hai. Maintenance charges badhte jaate hain par services improve nahi hoti. Ab kya hi karein?
U2, Ajnara Homes mein maintenance around ₹3.5 per sqft hai, jo ki bahut zyada hai for services provided. RERA complaint ka process bahut lamba aur thaka dene wala hai, aksar log haar maan jaate hain.
