I'm finally taking the plunge and buying in Noida, fed up of renting. Ajnara projects dikh rahe hain, but I'm hearing mixed reviews about their on-time delivery. Has anyone actually received possession on time from them? My budget is tight, so delays are a big no-no. EMI aur rent ka chakkar mein phas jaunga otherwise. Also, kya kisi ko pata hai about the hidden charges at possession? PLC waghera kitna lete hain? Heard some builders charge extra for everything. I'm also considering ATS Green, but not sure if it's worth the extra cost. Should I just stick to a ready-to-move property to avoid all this jhanjhat? Honestly not sure what to do. Any advice?

Sector 150 ka avg rate 7k/sqft hai abhi. ATS Green ke projects wahan pe thode premium hain, but quality is better. Weigh your options carefully.

Don't just look at the price, look at the amenities completion. Many builders promise a lot but deliver very little. I made that mistake once. Gym and swimming pool are still under construction after 3 years!

Haan exactly, Noida mein yahi problem hai. They promise the moon and then charge you extra for everything. Lawyer se agreement review karwa lo, worth the expense.

Ready-to-move is the safest bet, especially with your budget. Sector 75 mein dekh lo, there are some decent options available. Don't get lured by 'attractive' payment plans of under-construction projects. Been there, done that, regret it.

Ajnara? Bhai, be very careful. I've heard horror stories about their delays. EMI aur rent together is a nightmare. Definitely consider ready-to-move, peace of mind is worth something.
Totally agree with U1. Ajnara ka track record is not good. ATS Green is expensive but at least they deliver. Check RERA registration number for Ajnara project before you commit. You can find it on the UP RERA website.
I bought in ATS Green in 2018. Thoda extra toh pay kiya, but possession was on time. Worth it in my opinion. Ajnara, I've heard, often quote low initially and then hit you with hidden charges later.
U3, what kind of hidden charges are we talking about? Like what specifically did they try to add later?
Which tower in ATS Green, U3? And what was the sqft rate back then? Just curious how much prices have gone up.
