I'm based in Dubai and looking to invest in Noida. Can't do a site inspection myself, so relying on online reviews. Heard some horror stories about Supertech's construction quality and delays. I'm seeing plaster cracks reported even after possession. Ajnara seems slightly better, but honestly not sure. What about hidden charges at possession? Heard PLC and EDC can be killer. Need a property manager, so resale value matters. Which builder gives better ROI 5 years down the line? I need some peace of mind, matlab decent customer support after booking. Should I be looking at something else entirely? What does the community think? Vote Ajnara or Supertech!

Before investing, visit the site if possible. Even a short trip from Dubai is worth it to avoid a bad investment.

Bhai, Supertech ka ek project mein toh abhi tak possession nahi mila, 10 saal ho gaye. Ajnara is slightly better, but still... proceed with caution.
I invested in Ajnara Ambrosia in 2015. Possession was delayed by 2 years. Maintenance is pathetic. Resale value is okayish, not great.
Don't forget to factor in the new Noida International Airport when considering ROI. Areas closer to the airport will likely see better appreciation.

PLC depends on the unit. Park facing? Corner? All add up. They'll try to justify it. Fight it if you can.
I bought in Supertech Emerald Court (before the demolition, obviously!). The construction quality was decent, but the delays were insane. 7 years! Never again.
Ajnara or Supertech... I'd honestly look at ATS or Godrej if your budget allows. More peace of mind.

Don't just rely on reviews, bhai. Get a trusted friend or relative in Noida to check out the sites physically. Photos and videos can be misleading.
ROI in 5 years? Noida is volatile. Depends on the sector, the specific project, and the overall market. Sector 75 is relatively better connected now.
Supertech ka toh RERA mein bhi bahut cases pending hai. Check karo before investing.
