The 'Rera Not Applicable' part is super concerning for an upcoming project. Usually, projects over 8 units or 500 sqmt need RERA. Is this project deliberately kept small to bypass RERA? That's a huge risk for an investor, especially from abroad. Without RERA, you have very limited recourse if the builder defaults or delays. Plus, only 8 units means very limited community, which can impact resale and amenities maintenance.
U7, Aavalahalli side mein, 3.3 Cr ke property pe 1-1.2 Lakh rent milna mushkil hai. Maybe 60-70k if you're lucky, but that's a very low yield for such a high investment. Market conditions are tough for landlords looking for good returns on such premium properties. You'd be looking at a 2-2.5% yield at best, which is not great for investment.
