Ghaziabad, Alkaraj Homes mein shifted last month. Brochure mein green area aur kids play area bade dikhaye the. Actual mein, play area toh bas ek chota patch hai, aur green space bhi naam ka hi hai. Investor point of view se, yeh sab amenities future tenants ko attract karengi ya nahi, tension ho rahi hai. Kya ye sab projects mein common hai?

This is why I'm so hesitant to buy right now. Every builder seems to pull these tricks. I'm looking in Achchheja and even there, the smaller projects are showing these 'virtual amenities'. It's a huge financial commitment to take such a risk. I think for future value, the builder's reputation and RERA compliance matter more than anything else. Did you check the RERA status of MK Developers for this project, U1?
U1, sorry to hear that. It's a common issue, sadly. But what about the overall construction quality and society management? Are those at least decent? Because if those are good, maybe the lack of some flashy amenities won't hit the future value *too* hard for tenants, especially if the location is good. What's the total number of units in Alkaraj Homes?
U9 is right, 4 units mean it's not a 'project' in the typical sense with grand amenities. It's like a standalone building. Construction quality and location become even more critical here. If it's near good schools or offices, it will still fetch decent rent. But don't expect it to appreciate like a large gated community.
Only 4 units? Wow, that's not even a society, it's more like a small apartment building. In that case, amenities are always going to be minimal. For future tenants, it might attract those looking for privacy or a quieter place, not those seeking a full-fledged community experience with all facilities. Price range was ₹22 L – ₹22 L, which is quite competitive for a completed project. But then again, 4 units...
That's a very valid point, U4. Location is key. Ghaziabad market mein connectivity aur basic infrastructure kaafi matter karta hai. Regarding Alkaraj Homes, I checked on a property portal – it has only 4 units. That's a very small project, almost like an independent builder floor. This might explain the limited amenities.
Bhai, ye toh har dusre project ki kahani hai. Especially in Ghaziabad, builders promise the moon and deliver a pebble. Alkaraj Homes by MK Developers, right? I've heard mixed reviews about MK Developers in general. Did you check their RERA history before booking? Sometimes that gives a clue.
Totally relate! Builders ke brochures always look like a dream, reality is usually far from it. My cousin bought in Ahinsa Khand 1, same story. Green areas were just some potted plants and a tiny lawn. It's frustrating when you pay so much and don't get what's promised.
Exactly! Sirf dikhane ke daant hain. I'm also a first-time buyer, and these stories make me so nervous. How do we verify these things before booking? Site visit pe bhi sab kuch complete nahi hota, toh idea nahi lagta.
Haan bilkul! Ye toh standard practice ho gaya hai lagta hai. My friend was looking at a project near Abhay Khand, they showed a massive clubhouse in 3D renders, but on site, it was just a small room. Amenities are a big factor for future value, especially for rentals. What was the price range for Alkaraj Homes, if you don't mind sharing?
