Alkaraj Homes by MK Developers – I'm in Dubai, so can't visit site. Investing seems good, but lift quality aur water supply ka kya scene hai? NRI investor ke liye tenant attraction aur maintenance bohot matter karta hai. Power backup elevators ke liye reliable hai? Tankers ki need padti hai? Please advise.

Lift quality aur water supply ke liye site visit karna bahut zaroori hota hai, but since aap Dubai mein ho, get a reliable local agent to do a thorough check. Also, iska RERA registration number kya hai? For any completed project, especially one that just got possession, you must check its RERA status and all approved plans properly. That gives some legal backing.
NRI investor ke liye tenant attraction bahut critical hai, sahi kaha. Water supply ka scene Ghaziabad mein area-to-area vary karta hai. Many areas, especially peripheral ones or those with older infrastructure, still face water shortage issues and need tankers regularly. Even in established areas like parts of Ahinsa Khand, summer mein pressure kam ho jata hai. So, 'tankers ki need padti hai?' ka answer will likely be YES, at least seasonally, if the building doesn't have a robust groundwater system or large storage tanks.

For a project with only 4 units, this price point of ₹22 L might seem okay, but the challenge will be long-term. Lifts aur water supply ka issue is very real in small, independent builder projects. Power backup for elevators is a must, but if it's a small building, they might just have a basic inverter system, not a proper gen-set for continuous heavy load. Tenant attraction will suffer if these basic things aren't top-notch. As for MK Developers, they aren't very well-known in the Ghaziabad market, which adds to the risk.

Exactly! Ghaziabad mein market already thodi tricky hai for rentals, especially for projects without robust amenities. Maintenance charges will be killer with just 4 units. You won't get economies of scale for things like security guards or common area cleaning. Meri family ne Abhay Khand mein ek property dekhi thi, same issue tha, builder ne last moment pe back out kar diya from providing certain facilities.

How will the society manage maintenance, security, and especially lift upkeep with so few units? NRI investor ke liye tenant attraction mushkil ho sakti hai agar basic amenities mein hi problem ho. ₹22 L for a 4-unit project, that too completed recently, sounds fishy. Isse better options milenge Ghaziabad mein.

Totally agree with this point about small societies! Mera ek friend ne Ahinsa Khand II mein ek similar small project liya tha, aur maintenance charges itne high the ki pocho mat. Builder ne bola tha society ban jayegi, but 4-5 families mein kaun society chalayega? End result, har cheez ke liye khud hi bhagna padta hai. Water supply aur power backup ka bhi issue tha wahan.
