Since last November we've been trying to downsize because both kids have moved out. We don't need such a big place anymore and want something manageable with an elevator and hospital nearby. Resale of our existing property is funding this, but hidden charges are shocking. Aparna in Narsingi quoted ₹95L base for a 2BHK, but amenities, floor rise, and GST push all-in cost to ₹1.16Cr. Builder discount bilkul zero de raha hai. Other option is a resale flat in Gachibowli at ₹90L all-inclusive, but maintenance seems high. Which would you pick if you were in my position?

Meri family bhi Begumpet side dekh rahi thi because of medical facilities, but I am still scared of verifying 15-year-old property link documents. Gachibowli resale option sounds much more practical if the building already has an elevator and active society. But maintenance kitna mang rahe hain per month? Because high maintenance in older flats can really eat into your monthly pension or savings.

Even I looked at an under-construction project in Attapur last month thinking it was affordable, but after adding car parking, club house charges, and floor rise, it breached my max budget immediately. Yeh floor rise charge har floor pe 50 rupees per sqft add karte rehte hain, bilkul non-negotiable bolte hain.
That 2BHK is usually around 1250 sqft super built-up, so effective price comes to almost 9,200 per sqft. Honestly, as a first-time buyer with strict budget, hearing these extra charges makes my heart sink. Main toh itna sunte hi panic kar jau, what if extra cash demands keep popping up after booking?
