Agar koi naya charge aata hai jo agreement mein nahi tha, toh aap RERA authority mein complaint kar sakte ho. But process lamba hota hai aur builders ke paas lawyers ki fauj hoti hai. Best to get everything in black and white beforehand.
Bhai, Eka Life ka toh pata nahi, but Dhoot Group ke ek project mein mere colleague ne book kiya tha. Possession ke time unko 'Infrastructure Development Charges' ke naam pe almost 2.5 lakh extra maang liye. Bol rahe the government mandate hai, but agreement mein itna clear nahi tha. Poora budget hil gaya uska. Always get a super detailed breakup in writing, warna baad mein rona padta hai.
Similar experience with a builder near Basai. They added 'Electricity Connection Charges' and 'Water Infrastructure Fee' which were never mentioned. End mein 1.5 lakh zyada dene pade. Builders ko pata hai ki log possession ke time compromise kar lete hain.

Totally agree with this! Builders sirf basic price batate hain, but jab possession ka time aata hai, toh pata nahi kahan kahan se charges nikal aate hain. Meri bhi jaan nikal jaati hai soch ke. I'm also looking in Sohna and this lack of transparency is a huge red flag for first-time buyers like us.
