U1, for stamp duty, factor in around 5-7% of the total property value, depending on gender and municipal limits. Parking is often 3-5 lakhs extra for a covered slot. PLC can be anywhere from 50 to 200 rupees per sqft based on floor and view. The current market conditions in Gurugram are tricky; prices are high, but inventory is also substantial. My advice would be to get a detailed breakup in writing before booking anything, otherwise, you'll keep getting surprises. Don't rush into a CLP just because it seems affordable upfront.

It's usually the 'all-inclusive' value that matters for that calculation, not just the basic price. Builders often try to under-declare the value for stamp duty, but that's a whole other can of worms.

U4, EDC/IDC are usually part of the basic sale price, but builders often don't break it down clearly. As for construction-linked payment plans, yes, there is significant risk. If the project gets delayed (which is common in Gurugram, especially projects near the Airport Road extension), your EMI starts, but you're still paying rent. It's a double burden. Always check the RERA possession date vs. their promised date.
U7, compensation is usually a joke, like 5-10 rupees per sqft per month, which doesn't even cover a fraction of your rent. My project in Baharampur Naya was delayed by 2 years, and the 'compensation' was negligible. Builders have clauses that protect them.

Pre-launch pricing is mostly a marketing gimmick, trust me. They show you a 'discounted' rate, but by the time all the other charges (IFMS, club membership, power backup, maintenance advance) get added, it's often more than what a ready-to-move property costs nearby. Plus, pre-launch means you're waiting 4-5 years, sometimes more, for possession. My cousin got burned with a pre-launch in Sector 79, delayed by 3 years and still not fully complete.
Bhai, you've hit the nail on the head! All-in cost is a huge black box in Gurugram, especially with these bigger builders. Signature Global is known for this. Jab tak sab kuch final na ho, assume your initial quote will jump by at least 15-20% for all those hidden charges. PLC toh pakka lagega, aur parking ke bhi alag se charges hote hain, builder kabhi nahi batata pehle.

Totally agree! Mere friend ne bhi Signature Global mein liya tha Badshahpur side, usko possession tak 20% extra dena pada tha. It's a nightmare.
