I'm in a 2BHK in Omicron I, looking at a 3BHK around ₹1.2Cr. Builders always quote base price, but what's the actual all-in cost? Stamp duty, registration, PLC, parking – it adds up. Are there hidden charges, especially around possession, that Gaursons or ATS don't mention upfront? Trying to budget if upgrading is worth it.

You're absolutely right, the quoted price is never the final price. I bought a 3BHK in Alpha I Greater Noida three years ago from a well-known builder (not ATS or Gaursons, but similar scale). My 1.1 Cr flat ended up costing me 1.3 Cr by possession. Totally agree, bhai! Builders ki to ye purani aadat hai. Meri ek friend ne Gaur City mein liya tha, base price ke upar almost 15-20% extra gaya tha sab mila ke. Stamp duty, registration, electricity connection, maintenance advance – list lambi hai. Especially Gaursons ka track record toh sabko pata hai ki bahut hidden costs hote hain.
Exactly! I booked a flat in a project near Alistonia Estate a few years back. Base price was good, but then came the floor rise, specific view charges, fire fighting charges... it felt like a new charge every month. Ended up paying almost 1.5L more than expected just for 'miscellaneous' things.
