All-in costs in Sector 144 are a maze
3 site visits in Sector 144, aur har builder alag price bata raha hai. Kids have moved out, so we're looking for a compact, low-maintenance 2BHK. My budget is around ₹80-90 lakh. Proplarity Group ke projects bhi dekhe hain, but I'm really confused about the 'all-in' cost. Builder quote karte hain ek price, but usme stamp duty, registration, PLC, parking, yeh sab add karke kitna total banega? I'm worried about hidden charges jo possession ke time hi pata chalte hain. Super area aur carpet area ka difference bhi bahut confuse karta hai. Samajh nahi aata asli mein kitni usable space mil rahi hai. Koi experienced log bata sakte hain Greater Noida mein kya kya hidden costs hote hain? Aur carpet area ka ratio kitna hona chahiye generally? Hospital proximity important hai mere liye.

Carpet area ka ratio ideally 70-75% hona chahiye super area ka. Agar usse kam hai toh samajh lo bahut space waste ho raha hai common areas ya walls mein. For hospital proximity, Sector 144 is good, kai hospitals paas hain jaise Yatharth Hospital.
Konse builder ki baat
Haan yaar, Proplarity Group ke projects mein transparency ka issue hai. I almost booked with them 6 months ago but then pulled out. Unka 'all-in' quote mein GST, stamp duty, registration, IFMS, maintenance deposit, electricity connection charges, gas line charges - yeh sab chhupa dete hain. Possession ke time they hit you with a bill that's easily 10-15% more than what they initially quoted. Especially that PLC (Preferential Location Charges) for corner flats or park-facing ones, they add it later. My friend bought in Alistonia Estate nearby and faced similar issues.
Super area-carpet area ka toh alag hi headache hai. Lagta hai aadha space toh walls kha jaati hain!

Totally understand your confusion, bhai. Sector 144 mein prices are all over the place. My parents are also looking for a 2BHK there and it's a nightmare figuring out the final cost.
