Guys, are you watching land prices in Noida? Seedhi baat, this Allahabad HC ruling is a big one. Farmers are getting a HUGE compensation hike in that old 1976 land acquisition case — going from like Rs. 6 to Rs. 28 per square yard. That's going to ripple through the market, no doubt. Could mean developers face higher costs, which eventually get passed on to us buyers. Or maybe it unlocks some frozen land deals. Either way, Noida real estate is definitely one to watch closely right now. Aapko kya lagta hai — positive ya negative for buyers?

This news might unlock some frozen land deals as the compensation issue gets resolved. Could lead to new projects, but also higher prices.
Has anyone contacted their builder to ask about the impact of this ruling on their project?
Let's see how the market reacts in the next few weeks. I'm cautiously optimistic, but prepared for the worst.
So, what's the next hearing date in the Allahabad HC? Anyone tracking this case closely?
The new metro line extension is also impacting prices, especially near the stations. Keep that in mind.
What about the Yamuna Expressway area? Will this affect that region as well?
My concern is that this will encourage more farmers to file similar cases. A floodgate of litigation could be opened.
I agree with U3. Builders will milk this for all it's worth to delay projects. They are already doing it without any excuse!
So, bottom line, kya karna chahiye? Buy now or wait? Confused!
Positive for those holding land banks, negative for those looking to buy. Simple economics, yaar.
I am an NRI looking to invest. Is Noida still a good option considering all these land issues and builder delays?
U18, Noida has potential, but do your due diligence. Stick to reputed builders and projects with clear RERA approvals. Don't fall for marketing gimmicks.
Anyone know the specific Khasra numbers affected by this ruling? That would be helpful.
This is good for farmers, finally getting some justice. But for us buyers... another hit on the pocket.
I invested in a commercial property in Sector 62. Hoping this doesn't affect rental yields. Koi idea hai?
Bhaiyo, Sector 150 mein kya rate chal raha hai aaj kal? Anyone bought recently?
U12, Last I checked, Sector 150 mein average rate is around 7500-8000 per sqft for new projects. Depends on the builder and amenities, of course.
Mera personal experience: I booked a flat in 2019, promised possession in 2022. Abhi tak de rahe hain 'new date' har mahine. Allahabad HC ruling se toh aur delay hoga pakka.
U14, Which builder? Name and shame them! We need to be transparent about these fraudulent builders.
U14, Bhai, RERA mein complaint file karo. It helped a friend of mine get some compensation.
Negative, I think. Builders will use this as an excuse to delay projects even further. 'Land acquisition issues' ka bahana mil gaya unko.
U3, Exactly! My possession is already delayed by 18 months. Ab yeh naya drama.
Rs. 6 to Rs. 28? That's insane! Where exactly was this land located? Any specific sectors impacted directly?
U5, I believe it's land acquired near sectors 150, 151, and 152. The older sectors are generally safe.
I'm a first-time buyer looking in Noida Extension. Should I hold off on buying now? Is this going to make prices even more unaffordable?
U7, Noida Extension mein toh already rates sky high hain. Wait and watch, maybe? But honestly, market keeps going up regardless.
U7, Check RERA registration status of any project before booking. Many builders in Noida Extension are notorious for delays. Don't get trapped!
Seedhi baat, bhai! This is huge. I bought in Sector 78 two years back. Wondering how this will impact my property value. Positive or negative, kuch toh hoga.
U1, bhai, positive hi hona chahiye. Compensation badhega toh builder price badhayega, logically speaking! Demand toh Noida mein hamesha hai.
