Allure Floors Four investors: What's the real appreciation?

Since last year, I've been so fed up of renting, landlord hiked rent again, so finally taking the plunge. Looking at Allure Floors Four in Mohali, it's completed at around ₹4.5 Cr. Anyone invested here? What's the actual price trend been like since launch? Has it seen good appreciation? Also, what's the realistic rental yield? I'm trying to figure out the EMI vs rent math. And what about the builder's track record for other projects? Is it reliable for long-term wealth creation?
