My portfolio review shows I need to balance some high-risk with low-ticket, high-yield options. Allure Vaikunta Apartments ka price ₹12.43L dekh ke I'm intrigued. Isme capital appreciation ka scope kitna hai, especially with such a low base? Aur rental yield actual mein kya milta hai? I'm worried about resale liquidity. Koi investor hai yahan jisne is project mein daala hai? What's the exit strategy like?

Meri friend ne bhi Greater Noida West mein ek project mein daala tha, 2018 ka possession tha, abhi tak phansi hui hai. Builder sirf bahane bana raha hai. Is project ka builder ka track record check kiya kya? Sometimes low price means high risk, especially with these smaller builders.
I did some digging, Allure Vaikunta ka RERA-listed possession date 2019 April tha. Has anyone here actually received possession? Ya builder ne phir se date extend kar di thi? ₹12L ka price dekh ke toh ab scam lag raha hai, investors ka paisa toh phans gaya hoga.
Jaise aapne bataya, possession mil gaya tha, but quality was not up to the mark. Ye project Alpha II ke paas hai, connectivity theek hai par demand nahi hai. Resale liquidity is zero, aur rental yield bhi hardly anything. ₹12L mein liya tha, ab ₹10L mein bhi koi nahi pooch raha. Investment ke liye toh bilkul avoid karo.
Haan, mere ek relative ne yahan book kiya tha. Possession toh mila unko, but interiors mein kaafi issues the aur builder ne repairs pe bhi bahut pareshaan kiya. Resale value toh bilkul nahi mili, jitne mein liya tha usse bhi kam mein koi nahi le raha.

Exactly! Aur agar ready hai aur itne time se units nahi bik rahe toh kuch toh issue hoga inventory ya location ka. Log aise hi nahi chhodte ready-to-move flats.
Totally agree. Itna low price Noida mein milna impossible hai agar sab kuch sahi ho toh. Definitely a red flag.
