₹84 lakhs for Allure Wing A and B seems okay on paper, but I'm based in Dubai and can't do a site inspection myself. Been looking for an investment property in Pune for a while. Honestly, the capital appreciation forecast is my main concern; has its price moved much since launch? And what's the actual rental yield people are seeing there? I'm worried about under-construction risks too. How’s the builder’s delivery track record? Don't want to get stuck with delays or a ghost society situation. Any ground truth on this project would be super helpful.

Totally agree with your point about appreciation. Pune market mein, especially for certain areas, appreciation kaafi slow hai lately. Akurdi mein mere ek friend ne liya tha 3 saal pehle, abhi tak wahi price hai. Rental yield bhi mushkil se 2-3% nikalta hai, jo loan ki EMI bhi cover nahi karta. It's a big worry for first-time investors like us.
