Almal The Terraces 2: Is the premium justified?

Loan pre-approved for an upgrade, but construction quality is my main hang-up. Visited Almal The Terraces Phase 2, looks decent, but does that hold up? My current 2BHK had seepage after two years. For an investor, does solid construction truly mean better resale and lower maintenance? And are premium amenities actually tenant-attractive or just marketing fluff? Not sure if the price jump is worth it.
