Kya rental yield yahan pe decent milega? Matlab, kitna monthly rent expect kar sakte hain? Capital appreciation ka kya scene hai? Launch ke baad prices kitne badhe hain? Ya abhi bhi entry point accha hai? Resale market kitna liquid hai aise projects ke liye, especially after 5 years? Kahin ghost society toh nahi ban jayegi with high investor ratio? Ghaziabad mein aise low-cost projects ka rental yield average hi rehta hai. Capital appreciation bhi utna fast nahi hota jitna Delhi ya Noida mein. Abhay Khand area mein bhi kuch aise projects hain jahan pe investors ne bahut umeed rakhi thi, par return utna nahi mila. Current market conditions mein toh aur bhi mushkil hai.
Toh phir, kya ye project avoid karna chahiye? Agar rental yield average hai aur capital appreciation bhi slow hai, toh phir why invest? Kya koi specific factor hai jo isko attractive banata hai, apart from the low ticket size? Ya sirf budget-conscious buyers ke liye trap hai?
