Not proud of this but I almost got duped by a pre-launch scheme. Ghaziabad mein early bird discount sach hai kya? Construction-linked payment plan Indirapuram mein better hai ya down payment? Investor perspective se.

Overall, pre-launch se bachna hi better hai, especially in a market like Ghaziabad where so many projects are stuck. Payment plan matter karta hai par builder ki credibility sabse upar hai. Toh OP, finally tune kya decide kiya? Did you back out completely?
U9, absolutely. Builder ka reputation, past projects ka delivery record, aur RERA status, yeh teen cheezein toh mandatory check karni chahiye. Abhay Khand mein bhi kuch builders ne bahut logon ko fasaya hai.

Investor perspective se toh down payment risky hai agar builder ka track record acha nahi hai. Construction-linked payment plan mein at least you pay as the work progresses. Par usme bhi milestones clear hone chahiye, warna builder slow kar deta hai kaam aur aapke installments due ho jaate hain.
U6, I learned this the hard way. Maine ek project mein CLPP choose kiya tha Dwarka Expressway pe, socha safe rahega. Par builder ne construction itna slow kar diya ki mera loan ka EMI chal raha hai aur project 5 saal se stuck hai. Ab main na ghar le pa raha hu aur na loan band kar pa raha hu. Indirapuram mein bhi aise cases dekhe hain.
Sahi baat hai, current market mein to CLPP hi better hai. Down payment mein interest loss bhi hota hai.
Pre-launch ka RERA status kya hota hai?
U4, you're spot on about Ahinsa Khand II. Mera ek colleague bhi wahi ek project mein invest karne wala tha, builder ne itne bade-bade promises kiye ki 'first come first serve' basis pe itna discount milega. Luckily, usne RERA check kiya aur pata chala ki project ka approval hi pending tha. Aaj tak woh project launch nahi hua. Pre-launch is a huge red flag.
U3, pre-launch projects ka RERA number nahi hota, wahi toh main catch hai! Jab tak RERA register nahi hota, they can't even advertise properly. Be careful around Ahinsa Khand II, wahan bahut aise projects chal rahe hain.
Totally agree with U1. Mere dost ne bhi Indirapuram mein ek pre-launch mein phasa tha, 2 saal ho gaye, abhi tak foundation bhi nahi bani. Builder bas RERA registration ka wait kar raha hai bolke ghumata rehta hai. Uska paisa toh fas gaya poora. Construction-linked plan sounds safer par usme bhi delivery date ka koi bharosa nahi hota.
Bhai, good thing you backed out. Pre-launch schemes are 90% trap. Especially in Ghaziabad, builders promise the moon but deliver dirt. Early bird is just a marketing gimmick to collect funds without RERA. Save your hard-earned money.
