Almost got duped by a Gurgaon pre-launch
Not proud of this but I almost got duped by a pre-launch scheme. I'm based in Dubai, so site visits are tough, relying mostly on brokers for a 3BHK in Sector 20. Ganpati Builders ka ek project dekha, quotes were around ₹1.8 Cr. Matlab, negotiation ka scope kitna hota hai? They say 'fixed price' but I'm not sure. Is it possible to realistically knock off 5-10% in Gurgaon? Aur payment plans mein, construction-linked smarter hai ya down payment? Hidden charges ka bhi darr hai, like PLC ya extra for maintenance fund. Property management and legal clarity are big concerns since I can't be there. POA setup bhi ek headache hai. Has anyone else faced these issues with builders denying negotiation? Any tips on finding underpriced assets near Dwarka Expressway before prices rocket even more?

Bhai, you're not alone. Pre-launch is always a gamble, especially for NRIs. ₹1.8 Cr for Sector 20 seems a bit high for Ganpati, no? I've heard mixed reviews about them. Good thing you didn't jump in.
Totally agree with U1. Pre-launch is a trap for many. Saved yourself a lot of stress.
