₹1.8 Cr for a 3BHK in New Chandigarh from Altus Space, but floor-rise premium is killing the ROI calculation. Is that PLC worth it? Or should I look for lower floors for better value? Kya advice hai?

As a first-time buyer, focus on the property's core value – location, builder's reputation, carpet area, amenities. Floor-rise premium is secondary. Don't get swayed by fancy views if it breaks your budget or compromises future value.
Toh finally, lower floor lena hi best option hai kya for overall value?
Absolutely agree with this balanced take. Many of us get caught up in these additional costs like PLC, club membership, parking charges, etc., and forget the fundamentals. Always calculate the 'all-inclusive' cost and compare it with other similar projects in localities like Rasulpur or Saini Majra before making a decision. Sometimes, a slightly older, well-maintained society offers better value than a brand new one with tons of hidden costs.
New Chandigarh mein current market conditions kaisi hain? Kya prices abhi bhi upar jaa rahe hain ya thoda plateau ho gaya hai? Is it even a good time to buy, given the current interest rates?
Prices are still up, but not rocketing like 2021-22. Wait and watch is also an option if you're not in a hurry.
Current market conditions are a bit tricky. While New Chandigarh is still seeing demand, especially near Mullanpur, the rapid appreciation has slowed down. Interest rates are a factor, but if you're buying for end-use, it might still be okay. For investment, ROI might be slower than before. It's more of a long-term play now.
Meri ek personal experience hai. Maine 2 saal pehle Zirakpur mein ek project mein high floor liya tha, thinking view acha milega. But maintenance charges zyada, lift ki problem, aur summer mein AC ka bill double! Jab bechne gaya toh buyer ko fark hi nahi padha ki kitni upar hai flat. End result, I hardly got any premium back. So, my advice is, stick to lower or mid-floors. They offer much better value for money and less headaches.
Totally relate! I'm also looking in New Chandigarh, and builders are pushing these high-floor options like crazy. But your point about maintenance and resale is very valid. Thanks for sharing this, it's making me reconsider my options too.
Sahi keh rahe ho. Maintenance cost ka toh socha hi nahi tha. Toh high floor avoid karna chahiye?
1.8 Cr for a 3BHK in New Chandigarh? That sounds a bit steep, even with the PLC. I was looking at properties in Mullanpur Garibdass last year, and rates were much more reasonable. Are you sure Altus ka price justified hai?
Justified toh kuch bhi nahi lagta aajkal. Builders are just cashing in on the 'New Chandigarh' tag. Personally, I think the PLC is a trap. You pay extra for something that doesn't really add much to the resale value in the long run, unless it's a penthouse. My friend booked a high-floor apartment in Manimajra five years ago, paid a huge premium, and now while selling, no one's willing to pay that extra for the floor. So, value ke liye lower floor hi better hai.
Exactly! I agree with you. ₹1.8 Cr is a huge amount. I checked out another project nearby, they were quoting similar prices but without such a heavy floor-rise premium. Altus Space ka reputation kaisa hai waise?
Guys, I'm totally confused. Altus Space mein 3BHK dekh raha tha New Chandigarh mein, ₹1.8 Cr bol rahe hain. Location toh acchi lag rahi hai, connectivity bhi theek hai. Par jo floor-rise premium laga rahe hain na, woh ROI calculation ko bigaad raha hai. Kya yeh PLC worth it hoti hai? Ya better hai ki thoda lower floor le lu for better value? First time buyer hoon, bahut nervous feel ho raha hai, koi advice dega kya?
Sach bolun toh floor-rise premium mostly hype hai. Builders bas extra charge karte hain. Niche wale floors mein bhi ventilation aur light achi hoti hai agar design theek ho. ₹1.8 Cr is a lot to pay just for a view, especially for a first home.
Bhai, floor-rise premium toh standard hai. Upar ka view aur peace ka alag hi maza hai. Agar budget allow karta hai toh le lo!
