Since RERA came into full effect around 2017, projects completed before or during that transition period often won't have a RERA registration number. This isn't necessarily a red flag for a fully completed and delivered project, but it means buyers at the time, and current buyers in the resale market, wouldn't have the explicit RERA protections for things like carpet area guarantees, construction quality timelines, or escrow accounts. For an end-user, a completed project like this offers immediate possession and no construction delays, which is a significant practical advantage for lifestyle. You know exactly what you are getting. However, without RERA oversight, legal compliance and buyer protection relied on previous laws. If you are considering a resale unit here, it is absolutely vital to do thorough due diligence on all property documents, the builder's track record, and any past legal disputes. Ensure the title is clear and all past dues are settled. My takeaway: Altus Ecoglades offers established living, but future buyers must prioritize independent legal verification given its pre-RERA completion.

U9, I visited Altus Ecoglades last month. The location is good, well-connected. Maintenance seemed okay from what I saw, but it's managed by the RWA now, not the builder. So you'd need to talk to residents there about their experience. That's part of the 'independent verification' I guess.
The immediate possession is a huge plus, especially with the current interest rates and rental market in Chandigarh. I've heard stories of people waiting for years for their projects in New Chandigarh to get possession. Knowing what you're getting upfront is priceless. But yes, legal verification is a must. Don't skip it to save a few bucks.
Good point about RERA N/A. My cousin bought a flat in Mullanpur Garibdass before RERA, and the builder just kept delaying without any penalty. For a completed project like Altus Ecoglades, the main thing is checking all documents very carefully. Clear title and OC/CC should be your top priority. Don't rely just on the builder's word.

U1, U2, dekho, pre-RERA projects mein builder ki goodwill aur reputation pe bahut depend karta tha. Legal recourse toh tha, but it was much slower and not as streamlined as RERA. Carpet area discrepancies were a big issue back then, often leading to long court battles. That's why due diligence is key here.
