Altus Ecoglades: Is it really a good first home?
I'm seriously looking at Altus Ecoglades in Chandigarh for my first home, but I'm just not sure about a few things. The price point looks good at around 41.78L, but I'm wondering if it's genuinely good to live in daily, or if it just looks good on paper. Are the amenities actually useful there, like the gym or community hall, or do they just sit empty? Also, how's the neighbourhood quality? Are good schools, hospitals, and markets really close by, or is it a bit of a stretch? Any first-hand experience would help me decide.

My take is, if your budget is strictly 42 lakhs and you prioritize a ready-to-move-in home over location and amenities, then it could be an option. But for long-term living, especially if you need daily access to Chandigarh's main areas or prefer a vibrant neighbourhood, you might feel a bit cut off. Maybe look at something smaller but closer to New Chandigarh or even Rasulpur if budget allows for slightly higher rates. The Chandigarh market has some decent options even now, though prices are slowly climbing.
Exactly, U11. It's completed and the price is fixed, unlike projects still under construction where prices can inflate. But is saving that 5-7 lakhs worth the daily inconvenience? I saw a few resale flats in Saini Majra which were a bit higher but had better access.
That's a very balanced view, U11. I am indeed very budget-conscious, but I don't want to regret it later. The 'cut off' feeling is what I'm trying to avoid. What kind of slightly higher rates are we talking about for New Chandigarh, say for a 2BHK?
The possession was 2016, right? That means the project is quite old now. What about the build quality after all these years? And maintenance charges, are they reasonable for the facilities provided? Sometimes older projects have hidden issues that surface later.
Hmm, seepage is a big red flag for me. For a first home, I really want something low maintenance for at least the first 5-7 years. The total units are 150, so maybe the community is small and easier to manage, but if issues are already there, it's concerning.
Good question, U8. I've heard from a local agent that some units have minor seepage issues, which is common for older buildings if not maintained well. Maintenance charges are around 2.5-3k, but people often feel they don't get enough value for it.
A friend of mine bought a unit there around 2018. They liked the quiet environment initially. But now they complain about the lack of good grocery stores nearby. For anything substantial, they have to drive to Manimajra or other parts of Chandigarh. That adds up to a lot of time and effort.
I visited Altus Ecoglades last month. The flats themselves are decent for the price. But the 'gym' is pretty basic, just a few machines. Community hall looked okay, but didn't see anyone using it. It felt a bit isolated, to be honest. Schools and hospitals are not walking distance, you definitely need a car for most things.
Yeah, I agree with U4. My brother lives near Mullanpur Garibdass and even from there, it takes a good 20-25 minutes to reach Chandigarh proper during peak hours. Ecoglades is even further out, so that commute will be a daily struggle. Think about fuel costs too.
Thanks for the on-ground info, U4! Isolation is what makes me nervous. My wife and I are planning a family soon, so school proximity is a huge deal. Is it like a 15-20 min drive to decent schools, or more?
Hey, I've been eyeing Altus Ecoglades too! That 41.78L price point is definitely what caught my eye. My biggest worry is if it's too far from everything. Like, commute ka kya scene hai daily for office and sabzi mandi?
Honestly, the price is good for a completed project. Possession date toh 2016 ki hai, so it's not like you'll be waiting. But amenities ka kya fayda agar maintenance hi theek nahi ho? That's my main concern.
Same here, U1! Price is attractive for a first home. But I heard from a friend that connectivity can be an issue. Especially if you don't have your own vehicle. Public transport options kaise hain wahan se?
