I took possession of my Altus Ecoglades flat in March, and now I'm wondering about the investment side. Initial rental yield jo bataya tha, doesn't seem realistic now. What's the actual capital appreciation forecast for a completed project like this? Secondary market mein resale potential kaisa hai? Koi recent buyer hai jo apna experience share karega? Should I expect good returns long-term ya jaldi exit karna theek rahega?

Mujhe lagta hai Altus Ecoglades ka case thoda different hai. Yes, possession date 2016 hai, but it's a well-maintained society. Manimajra aur New Chandigarh mein jo new developments aa rahe hain, unki pricing ab already ₹50L+ ho gayi hai. So, ₹42L for a ready-to-move-in might still be considered value in the long run. Capital appreciation slow hogi, but stability hai. Jaldi exit karna I don't think is a good idea, unless you have a better investment lined up.

Chandigarh ke current market conditions mein, completed projects ki resale value utni fast nahi badhti. Naye projects, especially pre-launch ya under-construction wale, thoda better appreciation dikha rahe hain. Altus Ecoglades ₹42 L ka price point, it's a bit high for a pure investment play now without significant future infrastructure growth nearby.

U12, occupancy theek-thaak hai, but mostly families hain. Rental market mein competition zyada hai because many owners bought for investment and are now struggling to find tenants at good rates. So, rental yield is definitely a challenge.
