Did a site visit to Altus Ecoglades on Saturday. The builder-buyer agreement felt so one-sided, honestly. I'm checking their RERA registration; what red flags should I look for? My parents warn about builder delays. What are my real legal options under RERA if The Uppal Group delays possession in Chandigarh? Is RERA actually effective?

Bhai, Altus Ecoglades? And The Uppal Group? Be very, very careful. I did my research a while back for a project in New Chandigarh. The Uppal Group ka track record is practically non-existent. Their total projects are literally 0. How can a builder with zero completed projects ask you to sign such a one-sided agreement? This is a massive red flag in itself. Don't get swayed by fancy brochures.
Exactly! The '0 projects' fact is huge. It means they have no real reputation to protect. In today's market, where property rates in New Chandigarh are already a bit shaky, going with
Absolutely agree with U3. I almost booked a flat near Manimajra with a relatively new builder and faced similar agreement issues. They had very few past projects and were super vague about possession dates. It's like they bank on our inexperience. Glad I backed out then.
Zero projects? Yaar, this is scary! So what kind of RERA red flags should we look for specifically then, beyond this?
Oh God, same pinch! I went last month and felt the exact same thing about the agreement. Builders always try to put all the risk on us buyers. It's so frustrating, especially for first-timers like us. Hope you get some good advice here.
