Amara Victoy Floors in Sohna: My honest thoughts on daily commute and connectivity
Hey fellow Propmyna members, I've been looking into Amara Victoy Floors in Sohna, specifically from a daily commute and lifestyle perspective. This project, by 4S Developers, is already completed, which is a plus for immediate move-ins. Located in Sector 70A, near the Golf Course Extension Road, its primary advantage for road connectivity is its access to this major artery. This links it to parts of Gurgaon fairly well, but it's still Sohna. When we talk about metro access, that's where the picture gets a bit hazy. Sohna doesn't have direct metro connectivity. The nearest stations would be quite a drive into Gurgaon, adding significant time to any metro-based commute. For those working in Cyber City or other major business hubs in Gurgaon, expect a daily drive that could easily stretch to an hour or more, depending on traffic, especially during peak hours. This impacts the practical livability for working professionals. At a price point of ₹2.10 Cr and an average of ₹11160 per sqft, for a Sohna property, the connectivity aspect really needs to be weighed. While the Golf Course Extension Road offers good road access, the distance from metro and major business hubs means a car-dependent lifestyle is essential. For end-users prioritizing a quieter life away from the city hustle, and who don't mind the commute, it might work. However, for daily commuters to Gurgaon's business hubs, be prepared for substantial travel time.

Honestly, for an end-user, this project sounds like a tough sell unless your work is flexible or you don't commute daily to Gurgaon. The price point of 2.1 Cr for Sohna, even with a completed status, needs careful thought. Current market conditions in Gurgaon are seeing some correction in certain segments, so don't rush. Maybe it's a better investment for someone looking for rental income from bachelors who don't mind the commute, but even then, the yield might not justify the capital. What about the immediate surroundings? Are there schools, hospitals nearby?
Good point U5. A friend of mine lives in Baharampur Naya, which is also a bit out there. He says the social infrastructure is still catching up. It's not just about the commute to work, but also daily needs and amenities. For 2.1 Cr, that's a lot to compromise on. I'd rather look at something smaller near Airport Road or even Basai if budget is an issue.
U5, you're right about the market. My broker told me a lot of inventory is sitting in these peripheral areas. For schools and hospitals near Amara Victoy, there are a few coming up, but nothing established like in central Gurgaon. It's still very much developing. For families, that's a big concern.
My cousin booked a property in Badshahpur a few years ago, thinking it was 'almost Gurgaon'. He deeply regrets it now. The infrastructure, especially roads and local services, struggles to keep up with the new developments. Plus, the appreciation isn't as great as projected because of the distance from the main hubs. For 2.1 Cr, you might find something smaller but better connected within Gurgaon itself, even if it's an older society. Don't just look at the per sqft rate.
Okay, a few things I noticed: the post mentions 4S Developers, but the project data says Amara Floors. Which one is it? Also, RERA Not Applicable? That's a huge red flag for me, especially for a property priced at 2.1 Cr. How can a completed project not have a RERA number? Can anyone shed some light on this?
Haan U3, I've seen this RERA 'not applicable' thing before for smaller projects, especially if it's builder floors. But it just means you have less recourse if something goes wrong. For me, RERA is non-negotiable for peace of mind. And the builder name mismatch is super suspicious. Double check all documents before even thinking about it.
U3, sometimes for very small projects (like 4 units mentioned here) or specific land types, RERA might not be strictly applicable, but it's always better to cross-check. The builder name confusion is definitely something to clarify. Amara Floors aur 4S Developers ka connection kya hai, ye pata karna padega. Builders often use different entities.
Totally agree with U1. My office is near Sector 53-54 metro station, and I know people who commute from Sohna. They leave home by 7 AM just to avoid the worst of the rush. By the time they reach home, they're exhausted. This project being 'completed' is good, but if the daily grind is this bad, what's the point of immediate possession?
Yaar, this post hits home. I've been eyeing Sohna properties for a while because of the 'affordable' tag, but 2.1 Cr for Amara Victoy Floors? And that too in Sohna? It feels like a stretch. The commute part is what really makes me nervous. I work near Cyber City, aur daily 2-3 ghante traffic mein kharab karna isn't my idea of a good life. Plus, Golf Course Ext Road pe bhi ab traffic badh gaya hai. Is it really worth it for that price?
