Ambesten Twin Chalet's delivery claims feel optimistic. I'm in Dubai, can't inspect. What's their real track record? Is resale liquid for an NRI exit? Need ground truth. Change my mind.

So, the consensus is 'be very careful' and 'don't trust the dates'. But for someone who still *has* to buy, are there any similar projects in the vicinity with a better track record or more transparent builders? Asking for a friend, obviously.
On the resale liquidity point, it really depends on the price you bought at and the location. ₹41 L – ₹1.1 Cr is a wide range. If you get it at the lower end, you might have some room. But for an NRI, selling remotely can be a huge hassle, especially with power of attorney complexities. I'd strongly suggest hiring a local property manager or a trusted relative if you're serious about this, otherwise, your exit will be very painful.
Exactly! I made the mistake of not having a local contact for my property in Alistonia Estate. Ended up selling it below market value because I couldn't manage it from abroad. Don't repeat my mistake.
Totally agree with your point about the price range. The lower end is key. Anything above ₹70-80L for a first-time buyer in a new project is pushing it for easy resale.
Okay, so the general vibe is cautious. But what about this specific project, Twin Chalet? Anyone know the actual construction progress? Online pics lag behind reality. Is the 2025-03-01 possession date realistic or just a marketing gimmick?
Realistic? For Ambesten? Lol. Expect at least a 6-12 month delay. Standard practice for many builders these days, especially in the current market conditions with material costs.
I visited the site last month. Construction is happening, but it's not as fast as they claim. Seems they're focusing more on sales than actual building speed. 156 units is a decent number, but the workforce looked thin. 2025 March seems very tight for completion.
I almost booked with them in 2021 for another project near Ajayabpur. They showed fancy brochures, but when I dug deeper, the RERA possession dates kept shifting for their older projects. Ended up pulling out last minute. ₹41 L is still a big amount to risk, especially if you can't be here physically. My cousin had a nightmare trying to sell his property in a similar situation, took him almost a year to find a buyer at a decent price.
Bhai, you're not alone. Ambesten ka track record toh mixed hi suna hai. Especially for projects in areas like Alpha-II Commercial Belt, they tend to overpromise. NRI exit strategy is a huge concern, liquidity is always an issue for properties that aren't prime.
