Budget finalised, loan pre-approved — but ab Ambience Lagoon Sohna mein invest karne se pehle kuch doubts hain. I'm looking at the completed project, prices around ₹4.36 Cr–₹9.27 Cr. Honestly, it's my first big investment, so a bit nervous. What's the capital appreciation been like since launch? Is there still good upside ya sab already priced in hai for Sohna? Also, investor-end user ratio ka kya scene hai yahan? Don't want to invest in a ghost society, that really affects rentals and resale, right? Aur RERA compliance mein sab clear hai na? Koi hidden legal issues toh nahi hain? Any advice from current owners or investors would be super helpful.

Regarding RERA, Ambience Lagoon won't have a RERA number. It was completed in
Dekho, Ambience Lagoon is a very old project, possession was back in May 2003. Us time ke hisaab se it was good, but abhi it's a different market. Mera ek relative Badshahpur ke paas rehta hai, unhone bhi kaafi pehle liya tha. Appreciation toh ho gayi hai but ab next 5-7 saal mein kitni hogi, that's the real question. Plus, being an older project, you need to check maintenance and society funds very carefully. Ghost society toh nahi hai but older societies sometimes struggle with upgrades.
Exact data toh nahi hai but if you look at the initial launch prices vs. current market, it's easily 8-10x appreciation over two decades. But that's history. Going forward, growth might be moderate, maybe 5-7% annually if the Sohna market continues to develop well.

Totally agree with you! Old projects like Ambience Lagoon have their own set of challenges. My uncle faced similar issues in a project near Basai where they had to pool money for major repairs. Also, the investor-end user ratio might be okay now, but reselling an older, high-priced unit can be tough in a competitive market like Gurugram currently.
I was also eyeing Sohna for a while, but this price range for Ambience Lagoon feels steep for appreciation potential now. Lagta hai sab already priced in hai. Aur RERA ka kya scene hai? Koi issues toh nahi hain legally?
