Honestly, I'm so frustrated with Ambika Florence Park's delay. Our 3BHK for the kids is stuck. What are my real legal options under RERA for possession? Does it actually help in Chandigarh?

Chandigarh main real estate market abhi thoda slow hai, especially for new projects, and builders often take advantage of this by dragging out construction. My friend faced issues with a project in Manimajra too, same story. It's a mess out there for first-time buyers, we really need better protection.
The biggest red flag here is if the 'builder' literally has no other projects or a proper registered entity beyond this one project. If the data says `Builder: null` and `Total projects: 0`, then this isn't a builder, it's a specific project by some unknown entity. RERA might help in principle, but enforcement against a non-existent or single-project builder can be very, very tough. Be extremely careful, U1.
This is exactly why due diligence is so important. Lesson learned the hard way for many aspiring homeowners.
U9, sometimes it's a SPV (Special Purpose Vehicle) or a joint venture with a landowner, but if there's no main reputable builder backing it, the risk is extremely high. RERA still applies to the project, but recovering money or getting possession becomes a nightmare if they just vanish or declare bankruptcy. It's a huge gamble for first-time buyers.
Wait, builder null and 0 projects? Is that even legal? How can someone launch such a big project without a proper builder entity or track record? This sounds very fishy and makes me nervous for U1.
Yaar, I almost booked in a project near Mullanpur Garibdass last year, and they also had similar issues with delays and vague promises. Luckily pulled out at the last minute. These delays are so common, it's heartbreaking for people who put their life savings into a home. Hope you get some relief soon, U1.
Bhai, RERA is good on paper, but ground reality is different, especially with smaller builders. Ambika Florence Park ka toh koi track record hi nahi dikhta, which is always a red flag for first-time buyers like us. Have you checked their RERA registration details properly? Sometimes the project is registered, but the 'builder' entity is very vague.
Ground reality is indeed different. Builders just get away with it after taking our hard-earned money. It's so unfair!
Haan, RERA registration details check karna bahut zaroori hai. Agar builder ka track record nahi hai, toh RERA case bhi lamba chalega. Legal consult le lo pehle, U1, to understand the exact process and what documents you'll need. Don't go in blind.
Totally agree with U2. RERA is a long process, not a quick fix. I know someone who went through RERA for a project in New Chandigarh; it took years, and the builder just kept appealing. Ambika Florence Park ka naam bhi pehli baar sun raha hoon, which is concerning. Small builders often lack the financial muscle to handle delays or legal battles efficiently.
Honestly, I'm so frustrated with Ambika Florence Park's delay. Our 3BHK for the kids is stuck, and we were promised possession last year. Ab tak toh construction bhi theek se complete nahi hua. What are my real legal options under RERA for possession? Does it actually help in Chandigarh, ya bas paper pe hi achha lagta hai?
