Ambika JV Anjanadri: Is the 3BHK layout really that bad?
The brochure photos for Ambika JV Anjanadri are seriously misleading, I'm finding out. I'm currently in a 2BHK near Marathahalli, thinking of upgrading to a 3BHK and this place looked decent. But the actual carpet area for the 3BHKs feels way smaller than what they showed, especially the living room and second bedroom. It's like they used wide-angle lenses or something for the floor plans. The kitchen also feels cramped, not like the spaciousness implied. Honestly, I'm wondering if it's genuinely good to live in daily or just looks good on paper. The price jump for a 3BHK isn't small, and I'm already carrying a home loan. Is this premium even justified for such inefficient layouts? Anyone else feel like the actual apartment layout is a bit of a letdown after moving in?

It's a completed project with 367 units, so they must have sold a good chunk already. Anyone know the exact price per sqft for 3BHKs here? And has anyone managed to negotiate successfully, given these layout issues? I'm curious if they're still quoting the same high price.
Negotiation? Builder won't budge for this project. They know people are desperate for ready-to-move-in flats.
Last I checked, it was around ₹5200-5500 per sqft for 3BHKs, which is quite steep considering the carpet area complaints. They usually don't budge much on price for completed projects, especially if they have limited inventory left.
This is a common builder tactic. They show super built-up area and manipulate photos. I saw similar tactics from a builder for a project near Aavalahalli. Always ask for the RERA carpet area certificate and measure it yourself during site visit if possible. Don't trust the brochure. For a 3BHK, if the living space is compromised, it completely defeats the purpose of upgrading. You'll just end up feeling more suffocated, not less.
You're right about the tactics. But for those who did move in, does the location or amenities make up for it somehow? I mean, even with the layout, if it's near a good school or office hub like Adigara Kallahalli, sometimes people compromise. What do you guys think?
Exactly! My mistake was not checking the RERA documents properly for my first flat. Ended up with a balcony that was half the size shown. Lesson learned the hard way. Buyers, please be careful!
Good point about RERA carpet area! Many people miss that.
Yep, the living room is a joke. Felt like walking into a cupboard.
Wow, this is disheartening to hear. I was also considering Anjanadri for a 3BHK upgrade. The price range of ₹30-60 L for 367 units seemed decent for a completed project, but if the layout is this bad, then what's the point? Is this price range even sensible for a 'completed' project with these issues, especially in current Bengaluru market conditions for 3BHKs?
Totally agree with U2. Price seems high for such a cramped layout. Bhai, is builder ka track record kaisa hai? Ambika JV ke baare mein kuch idea hai kisi ko?
Current market mein, ₹30-60 L for a 3BHK in that area is on the higher side, especially if the carpet area is compromised. Builders are still trying to hold prices, but with rising interest rates, buyers are becoming more cautious. Don't fall for the 'completed project' bait if the utility isn't there. Always compare with similar properties in a 5km radius, not just brochure photos.
Totally agree with the original post! I recently visited Ambika JV Anjanadri after seeing their online ads and brochure. The 3BHK looked so good on paper, but the reality is a huge letdown. The living room felt like a hallway, and the second bedroom was barely big enough for a single bed. It's like they designed it for ants, not actual families. For ₹30-60 lakhs, this kind of carpet area manipulation is just not acceptable. My existing 2BHK is smaller on paper but feels more spacious. This is a big red flag for me.
I visited too, thought it was just me who felt that way. My current 2BHK in Akshayanagar feels bigger sometimes than their 3BHK. It's so misleading, makes you lose trust in builders.
Haan bhai, same experience. Living room toh bilkul tiny hai. Kaise family rahegi wahan?
