Haan, seems like a total cost sink. Builders ko bas project sell karna hota hai, aage ka nahi sochte. Hum buyers hi phas jaate hain.
Honestly, amenities DO attract tenants, especially the younger crowd or families. A good gym or a functional pool can definitely be a deciding factor for someone renting. But the cost-benefit has to make sense. If the maintenance is ₹1.5L annually for empty facilities, then it's a bad investment. Current market conditions in Chandigarh are already tricky, so every penny counts for investors and buyers alike.
Paradise Enclave ka toh suna hai, but same issue I faced with a project near Mullanpur Garibdass. They promised a swanky clubhouse, state-of-the-art gym, and a beautiful swimming pool. Possession ke baad, pool sirf 3 months chala, gym ke equipments toot gaye aur koi repair nahi hui. Maintenance bill regular aata hai, but services zero. Kaise trust karein builders pe when they don't even maintain what they promise?

Bhai, track record check karna mushkil hai. Best is to talk to existing residents in their other completed projects. RERA pe complain kar sakte ho but process lamba hai aur often time-consuming. Amenities ke liye, site visit pe jaake ground reality dekho, not just fancy brochures and model flats.
Oh god, this is my biggest fear! I'm currently looking at a 2BHK in Rasulpur and the builder is really showing off all these 'premium' amenities in their brochure. They're quoting ₹4500 per sqft, which is already a stretch for my budget. Should I even consider a project with so many amenities now? What if this happens there too? Is there any reliable way to check a builder's track record for actual maintenance and amenity delivery before booking?
Is this common in Chandigarh? I'm looking at places in New Chandigarh and they all boast about swimming pools, clubhouses, and gyms. Should I really be worried about this, ya bas yeh Paradise Enclave ka specific issue hai? As a first-time buyer, I'm already overwhelmed by the prices and now this.

Sahi baat hai yaar. Builders sirf dikhawa karte hain amenities ka. New Chandigarh mein bhi bohot jagah yahi haal hai. They promise the moon, but after possession, you're left with a huge maintenance bill and nothing to show for it. Builder promises are just on paper.
