Does anyone else find that high maintenance charges often don't translate to actual service quality in Gurugram projects? Mera experience kehta hai ki maintenance fees rental yield ko kaafi affect karti hain. Raheja Krishna jaise projects mein, amenities like clubhouse are often ghost facilities, just for brochure. Kya tenants really pay extra for these if daily security aur common area upkeep average hai? Investor ke liye ROI bahut important hai. RERA complaint kar sakte ho, but process bahut slow hota hai. Mera ek friend Badshahpur mein ek project mein fasa hai, builder ne promises poore nahi kiye. RWA banne ke baad bhi funds ka issue rehta hai. So, yes, the mechanism exists but practical application is tough.
RERA ka role possession tak theek hai, but maintenance societies ke haath mein aane ke baad, it becomes tricky. Mostly, residents' welfare association (RWA) ko hi deal karna padta hai. Bahut kam cases mein RERA intervene karta hai maintenance quality par.
