The price range ₹64 L – ₹1.1 Cr for 896 units is a huge inventory. In the current Bengaluru market, with so many new launches, resale is already tough. If construction quality is a concern, imagine finding a buyer later. Better to focus on core location and build than fancy amenities that don't add value.
True, competition is high. But sometimes amenities do help attract tenants, especially families. It's a trade-off. Maybe look for projects with essential amenities only, not over-the-top ones. Any suggestions for builders with good quality but fewer frills around Akshayanagar or Aishwarya Crystal Layout?

My friend who lives in a Vaishnavi property in Adigara Kallahalli says the common areas maintenance has gone downhill after the first year. They promised a lot, delivered on paper, but the actual upkeep is poor. For investment, ROI is key, and high maintenance + poor upkeep will definitely eat into it. Better to check out the society management and their funds.

Haan, it's completed. My cousin bought a 2BHK there, near Aavalahalli. He told me about some minor seepage issues during the last monsoon, especially in the balcony area. Nothing major yet, but it's only been a couple of years. He also mentioned the gym equipment is frequently out of order. So, yes, some specific complaints are there, not just general builder stuff. The initial finish looked good though.
