Did a site visit to The Sunrise Apartment last weekend and also checked out Sathi Apartments' plans. The Sunrise is ready-to-move, which is a big plus for kids' school admission planning. But yaar, amenities ka kya scene hai? Brochure mein sab mast lagta hai, but actual use kitna hoga for a family? Sathi ke floor plans mein space utilization thoda better laga, but it's still under-construction. Worried about possession delays. Does anyone know about The Sunrise's actual maintenance and useful amenities for families? Not sure if we should gamble on Sathi for better layout.

U4, Sunrise ka rate thoda high hai, around ₹10k-₹11k psf. Sathi ka ₹8.5k-₹9k psf but wahi delay ka dar. Current market mein, ready-to-move ka premium bahut badh gaya hai, especially in Delhi NCR. Log peace of mind ke liye extra pay kar rahe hain.

My cousin bought in Anand Vihar, ready-to-move, and it was a blessing for school admissions. But the maintenance charges are insane, like ₹8000 a month for a 3BHK. For under-construction, my friend in Alaknanda faced 2 years delay with a different builder, and it was a nightmare. So possession delay is a real risk. What's the per sqft rate difference between Sunrise and Sathi?
Brochure pe toh bharosa hi nahi hota ab. Sathi ka naam suna hai but delays ki khabar aati rehti hai. Ready-to-move is always safer, especially for families. Maintenance charges are the real hidden cost, so do check that for Sunrise.
Same thoughts, bhai! Amenities ka chakkar bahut bada hai. Brochure mein pool, gym sab dikhate hain but kids ke liye asli play area kitna useful hai, kaun batayega?
