Amenity checks: My Noida site visit dilemma
Amenity usage on ground is totally different from brochure promises. When visiting Eldeco Aamantran, I tried to observe if kids were actually playing in the park, not just if it was there. My wife ki priority hai kids ke liye safe, usable spaces. Is the clubhouse really active, ya bas showpiece hai? This is for our 3BHK upgrade, so real daily utility matters more than fancy pictures. How do you guys verify actual amenity usage during site visits? Koi secret tips hain kya?

My experience in Alistonia Estate was similar. The gym was promised as state-of-the-art, but it had 3 broken machines and was always locked. We paid a premium for amenities we never used. It’s better to look for projects that are already occupied and talk to residents directly before booking, warna baad mein sirf pachtaoge. Lessons learned the hard way.

Clubhouse ka maintenance bhi toh dekhna padega. Builders initially toh sab maintain karte hain, but baad mein residents pe burden aa jaata hai. Plus, current market conditions mein, Noida mein bhi maintenance costs badh rahe hain. Total units 449 hain, toh society pe bahut pressure aayega agar usage kam hai.
Haan, main wahi pass mein Ajayabpur mein rehta hoon. Possession mil chuka hai logon ko. Park mein shaam ko bache dikhte hain aur families bhi. Clubhouse ka usage thoda low lagta hai abhi, but maybe abhi naya hai isliye.
Honestly, most of these amenities are just to justify the price tag. ₹1.2 Cr – ₹2.5 Cr for Eldeco Aamantran, and then you have to worry if the park is even usable? It's a marketing gimmick, pura. Builders ko bas sale karni hai.
Sahi kaha U5. Best tip: visit the site multiple times, different days and times. Weekends pe jaao toh log dikhenge club house mein. School timing ke baad park mein bache milenge. Aur wahan ke security guards ya residents (agar koi rehta ho) se casually baat karo. Woh asliyat bata denge, sales waale toh sab accha hi bolenge.

Eldeco Aamantran mein toh RERA number UPRERAPRJ1916 hai, toh thodi transparency honi chahiye, but still, these things happen. It's so frustrating to pay so much and then get cheated.
