Given the current market, ROI for resale can be tricky. Especially for projects with so many units (1448 units), competition will be high. Tenant attraction depends on actual amenities and connectivity, like to Airport Road. If the amenities are not maintained, good tenants will look elsewhere.
But if you get a good deal on the base price, even with high units, rental yield can be good. What's the average rent there, anyone knows?
Totally agree. Many projects in Gurgaon are struggling with resale value right now. Too much supply.
Meri friend ne SG ke ek aur project mein liya tha near Badshahpur. Amenities initially theek the, but maintenance ne band baja di. Pool aur gym rarely functional, especially after a year. Builder promises a lot, but after the sale, it's all on the residents. For 1448 units, imagine the chaos.
Haan, aur phir RWA funds jama karne mein kitna time lagta hai. 1448 units hain, toh RWA banne mein bhi time lagega aur sabko ek page pe lana mushkil hai.
Exactly! Maintenance is a huge concern. Builders promise the moon, but after possession, it's all on the RWA.
Wow, congrats! Millennia I completed hai, toh at least possession ka issue nahi. Price range ₹67 L – ₹90 L is decent for Gurgaon, but amenities check karna zaroori hai.
Bhai, SG ka track record toh mixed hai. RERA number 03 toh theek hai, but delivery quality pe doubt hai.
