Amit Construction 3 ka ₹2 Cr valuation for investors is just not making sense, right? I'm currently in a 2BHK and planning to upgrade, but for a *completed* project this expensive, capital appreciation ka scope bahut kam lag raha hai. Everyone glorifies Mohali, but for Amit Construction 3, what's the real rental yield? Kitna expect kar sakte hain monthly on ₹2 Cr? I'm worried about the resale market liquidity too. Is there an active secondary market ya phir stuck ho jayenge? Aise projects mein investor ratio vs end-user ka balance kya hai? Mujhe lagta hai high price point pe ROI kaafi mushkil hai. Change my mind.

Totally agree with the original post. ₹2 Cr for a 2BHK in a completed project like Amit Construction 3? Capital appreciation is a myth at this price point, especially with only 4 units. It's too niche. I was looking at something similar near Badshahpur, and even there, the prices are high but at least the supply is more, giving some resale hope. This feels like an illiquid asset waiting to happen. Rental yield toh bhool hi jao, maintenance bhi mushkil se niklega. It's a trap for first-time investors.
